For context, the average variable home loan rate for owner-occupiers was 5.76% p.a. in July, before the RBA's most recent 25 basis point cut, according to central bank data.
Following the August move, that figure likely sits closer to 5.51% p.a. – meaning P&N's fixed deal may effectively price in more than three further RBA cuts for today's typical borrower.
Some home loan holders may find such a prospect tempting, particularly given no major bank currently forecasts three more rate cuts in the current cycle.
CommBank and ANZ forecast a final cut this November, while NAB and Westpac tip one cut in November and another in early 2026.

P&N Bank and its subsidiary BCU Bank made waves this week, adjusting fixed rates on terms of one and two years downwards to be the lowest in the YourMortgage.com.au database.
Fixed rates at the banks now begin at 4.65% p.a. for owner-occupiers or 4.99% p.a. For investors.

The Western Australia-based CommBank-owned lender now advertises fixed rates as low as 4.99% p.a. for owner-occupiers and 5.29% p.a. for investors.
