The Reserve Bank of Australia has decided to keep the cash rate unchanged in its first monetary policy meeting this year. With mortgage rates likely to stay at record lows in the next coming months, it is crucial that investors check the market for the most competitive variable rates. Here are some of the best variable-rate loans for investors:

Mortgage Product: Smart Booster Home Loan
Lender: Loans.com.au
Interest Rate: 1.99%

Loan.com.au's Smart Booster Investor Bundle is available to their investor clients who already have an owner-occupier loan.

Clients with at least 20% equity will be able to take advantage of the 1.99% variable rate for the first 12 months of their investment loan.

Loan.com.au recommends clients to add an offset account to their home loans. This would allow borrowers to pay off their loans faster and with even less interest. The lender offers this with no ongoing or monthly fees.

Mortgage Product: Flexi First Option Special Offer
Lender: Westpac
Interest Rate: 2.49%

Flexi First Option Investment Home Loan is Westpac's version of a basic variable mortgage with no fees for loan maintenance, redraw, or setup.

The bank is providing a two-year promotional discount for investors who are borrowing with a loan-to-value ratio of 70%.

Westpac also has a $3,000 cashback offer for investors who are planing to refinance their loans from other lenders.

ING's Mortgage Simplifier is a basic variable-rate offering with no ongoing monthly and annual fees. Investors whose loan amounts range from $500,000 to $1m can enjoy the low interest rate of 2.69%.

With Mortgage Simplifier, borrowers can make extra repayments and redraws for free. Borrowers can also add Orange Everyday to their home loan to enjoy additional features and benefits.'

Lender: Macquarie Bank
Interest Rate: 2.69%

Macquarie's Offset Home Loan is perfect for investors who would like to use their savings to reduce the amount of interest they pay on their loan.

Borrowers can open up to 10 offset accounts per loan account. They can also open multiple loan accounts after settlement with differing repayment types.

Mortgage Product: Back to Basics - Better Together Special Offer
Lender: Suncorp
Interest Rate: 2.79%

Suncorp provides discounts and promos with its Better Together offering. Borrowers with this mortgage product can get a discount of up to 20% off their first year's premium on new Suncorp Home, Landlord, and Contents insurance policy.
