Tips to improve first impression appeal for your property

Underestimating the power of first impression appeal can be a big mistake for sellers. A buyer’s first opinion of a property could not only impact their decision to enquire further, it could also stop them from just going inside.

But improving first impression appeal does not mean vendors need to conduct a full makeover on the property. There are low-cost changes that can be made which can have a great impact. Some simple ideas include:
  • Letterbox: It is important that potential buyers are able to easily find the house, so make sure the house number is displayed clearly. If the existing house number looks faded or damaged, consider replacing it with something more modern e.g. stainless steel or brass. The letterbox should also match the style of the rest of the house and not stick out like a sore thumb. A simple coat of paint or planting a garden around the letterbox could make all the difference.
  • Well maintained lawn and garden: This is one of the first things potential buyers are going to notice and if the garden and lawn looks over-grown or looks brown and dead, it could have a damaging affect. Buyers want a property that is already tidy so they don’t have to worry about cleaning up when they first move in.
  • Front door: The front door is a main focal point, so by dressing it up and even giving it a new splash of colour can help make the area look fresh, neat and attractive.
  • Matching plants: Before putting any old plants and flowers into your garden, you will need to consider whether it will complement the rest of the house and what colour combinations will work well together. If you are not sure, chat with an expert at the garden store and they should be able to give you some ideas.
  • Shingles: Even if you can’t see the whole roof from the front area, people driving past may be able to. Damaged shingles may give the impression that the roof is not stable. If you are not confident about replacing the shingles yourself, speak with a professional.
  • Power wash the outside: Do you know what the true colour of your house should be? You may not even realise how much dirt is stuck to your house until you give it a good power wash with a pressure cleaner.
  • Hide eyesores: Electrical boxes, rubbish bins and air conditioning units are usually not very attractive features, but how can you keep them hidden? Items such as electrical boxes, which are connected to the property, can be painted the same colour as the walls to help it blend in. Other standalone items such as bins and air conditioning units could have lattice screens to help keep them hidden.
  • Add lights: This cannot only improve the appeal of the property, but it can also add security for the people living there. Even if you cannot add wired lighting, solar lights are a great alternative and do not require any electricity.
  • Replace driveway and paths: Cracks and stains on pathways and the driveway can affect first impression appeal, but there are other ways to fix it than having to rip it up and start again. Speak with experts at your nearby hardware store and they can give you some tips on what products are best to use.
