Are you having trouble attracting potential home buyers to your property? There are simple changes you can make that will improve the look and feel of your property to make it a more attractive option to buyers. On the flip side, if you are purchasing and can overlook some of the below you may be in a prime position to secure a bargain on a property that other people are not finding as attractive.

Here are a few things which may spook potential buyers:

Bad curb appeal
A buyer’s first impression is extremely important. The outside of your home should invite the buyer to go inside, not scare them away. Keeping the lawn short and the garden tidy can make a huge difference. The exterior of the building should also look well-kept. If the walls or doors are looking weathered, it may be worth giving it a new coat of paint. You want your potentials buyers to have a positive attitude towards the property before entering.

Limited storage space
Even if your house is not huge, there are ways to make a room appear bigger than what it is. Start by keeping personal items to a minimum. If you have too many pictures or collectable items in your house, not only will the space look smaller, but it may be distracting to buyers.

Also try to clear any clutter on tables or surface areas and remember, most buyers will want to look in cupboards and draws to see what storage space is available, so try to keep those areas tidy too. If you need too, store anything extra in your car until the inspection is over.

Smells
Have you ever walked into a friend’s house that has an overwhelming smell of pets or cigarettes? The scary thing is that you may not realise your house has a particular odour, especially if you are living there. So, before letting potential buyers come into your home, it may be wise to have the carpets professionally cleaned, particularly if you have pets or people who smoke in the house. Ask a friend to give your home the “sniff test” to see if there may be an issue.

No recent upgrades
If areas in your house look old or out-dated, it may put off potential buyers. This doesn’t mean you need to renovate every room in the house to have the latest gadgets or appliances, but if areas such as the kitchen or living rooms are not inviting, it may cost you. There are economical ways to update cabinets or flooring that can completely change the vibe of a room.

Making your house more attractive to buyers can be done just by making a few small changes. If you are purchasing and finding it hard to beat the rush try to overlook some of these as potentially they can be easily changed. It shouldn’t require too much effort or money to turn your house from a horror to a hit.
